Host income and UK tax
Updated 22 October 2026 · Version 2026-10-22-v5
General information checked against HMRC guidance on 22 October 2026. Your circumstances determine your tax position; this page does not calculate your tax or register you with HMRC.
Check your driveway rental income with HMRC
HMRC’s tool includes driveways and helps you find out whether you need to tell them about your income.
Hosting as an individual
You can start as an individual host. You do not have to form a limited company or register as a sole trader just to list a driveway. Rent from a driveway is generally property income, so the right reporting route depends on your circumstances. Ask HMRC or an accountant if your activity grows or includes other services. The tax-details form is not an upfront hosting requirement; we may request information later to meet legal reporting deadlines.
Insurance: check your existing cover
We recommend telling your home or property insurer about paid parking and any charger use, checking that the activity is covered and considering suitable public liability insurance. Existing household cover may not cover paid parking or charging. Ask an insurer or authorised broker about your actual use. Drive2Park does not provide insurance or certify cover, and any legal or contractual insurance duties still apply.
£1,000 per tax year, not per month
For eligible individuals, the property allowance generally covers up to £1,000 of total gross property income per tax year, before fees and expenses. It is shared across qualifying property income, not a separate allowance for each driveway, platform or booking. The UK tax year runs from 6 April to 5 April. Keep records even below the allowance. Companies cannot use this personal allowance and other eligibility exceptions apply.
Renting out a driveway is generally rental income. It does not automatically mean registering as a sole trader. EV charging or additional services may have a different tax treatment: ask HMRC or an accountant how to classify these receipts.
When to contact HMRC
If total gross property income exceeds £1,000, check how to tell HMRC. HMRC says to contact it for rental income above £1,000 up to £2,500, and that Self Assessment is required above £2,500 after allowable expenses or £10,000 before expenses. Other circumstances can also require a return. When required, registration is normally by 5 October following the relevant tax year. A tax return reports income; a tax rebate is repayment of overpaid tax.
When eligible, you normally choose between the property allowance and actual allowable expenses; you cannot deduct both against the same income. Do not use net Stripe payouts alone to test the £1,000 gross-income limit.
Making Tax Digital
MTD can apply to individuals receiving property income, depending on total qualifying property and self-employment income before expenses. PAYE salary does not count towards that threshold. Check the relevant assessment year, start date and any exemption with HMRC. Our income CSV is a record of bookings, not an MTD filing service.
Your records
Your income statements show recorded payments, parking and charging receipts, host fees, driver service fees separately, refunds and expected host amounts. These are booking records, not a tax calculation or a bank payout statement. Other platforms, property income, joint ownership and your accounting basis can change what you must declare. Partially refunded bookings need reconciliation rather than an assumed split.
Why we ask for tax details
Digital-platform reporting is separate from your own tax allowance. Drive2Park must collect and check reportable host information and report required income information to HMRC where the rules apply, even where no tax is due. The small-sales exception for goods does not apply to property rentals. Reports cover the calendar year, with reporting due by 31 January of the following year. We must also provide you with a copy of information reported about you.
Individual details include legal name, home address, date of birth and National Insurance number for UK residents. UK company details include legal name, primary address and company registration number. Keep these accurate and tell us about other tax residences or identifiers. Your tax number and date of birth are not public listing information. See the privacy notice.
